A FONTE SECA GUESTHOUSE is a local accommodation located at Rua da Fonte Seca, Lote 65, Urbanização Valverde, Marrazes, 2415-772 Leiria, registered in the National Tourism Registry under number 133205/AL. It is owned by the company Escolha Original – Gestão de Imóveis, Lda, headquartered at the same address, with a unique company registration and taxpayer number 509120962, and a share capital of €25,000. By making a reservation, you are entering into a service contract with Escolha Original – Gestão de Imóveis, Lda.
Reservations
When booking, the customer must correctly fill in the requested information on the form, including name, email address, and phone number. During the booking process, different rates are presented based on the characteristics of the service and the cancellation conditions.
Customers may also add extra services to their reservation. Upon check-in at FONTE SECA GUESTHOUSE, for legal purposes, the customer and all accompanying guests must present valid identification.
Changes to the Reservation
The customer may modify their reservation by contacting FONTE SECA GUESTHOUSE via phone or email. Please note that in certain situations, the requested changes may not be possible due to factors such as room availability or the selected rate.
Accommodation
The features of the rooms at FONTE SECA GUESTHOUSE are as described on our website. However, since the photographs illustrating the spaces were not taken on the booking date, there may be slight differences between the images and the actual conditions at the time of service usage. These differences do not entitle the customer to any contract modifications.
The accommodation may be used from 2:00 PM on the check-in date and must be vacated by 11:00 AM on the check-out date (local time). Staying at FONTE SECA GUESTHOUSE beyond the check-out time may result in additional charges, which are the sole responsibility of the customer.
When booking, customers may request a late check-out option, which may be subject to additional fees. The customer must inform FONTE SECA GUESTHOUSE of their expected arrival time to facilitate check-in.
If FONTE SECA GUESTHOUSE does not receive this information and is unable to contact the customer using the details provided by 10:00 PM on the check-in date, the reservation may be canceled, and the accommodation may be sold to another party without liability to FONTE SECA GUESTHOUSE.
The customer must comply with any internal accommodation rules. FONTE SECA GUESTHOUSE is not liable for any losses suffered by the customer due to a breach of these rules.
Payment
The customer must pay for the reservation according to the conditions presented at the time of booking. Payments at the accommodation can be made through various methods, and customers should confirm the available options in advance before check-in.
Cancellation
In case of cancellation, the following conditions apply:

Up to 15 days (exclusive) before the reservation date: No cancellation fees.

From 15 days (inclusive) to 3 days (exclusive) before the reservation date: 50% of the total booking cost will be charged.

3 days before the reservation date: 100% of the total booking cost will be charged.

Complaints and Dispute Resolution
FONTE SECA GUESTHOUSE provides a Complaints Book. For any disputes related to the service contract that cannot be resolved in good faith, both parties agree that the competent jurisdiction is Leiria's court, expressly waiving any other jurisdiction.
Alternatively, under applicable law, the customer may opt for arbitration for consumer dispute resolution. In this context, FONTE SECA GUESTHOUSE – Escolha Original – Gestão de Imóveis, Lda is a member of the Lisbon Consumer Dispute Arbitration Center (CACCL), headquartered at Rua dos Douradores, 116, 2nd floor, 1100-207 Lisbon.
